RESTRICTIONS AND DISCLOSURES FOR FAWN RIDGE

1.  Fawn Ridge East & West was developed by Florence 2,LLC, A Delaware Company.  The managing members of Florence 2, LLC are Hurst Companies of Oregon, Inc., James H. Hurst, President, and Robert D. Hurst, A California Corporation.  Correspond to Florence 2, LLC, 25 Twin Tree Court,, Florence OR  97439, Telephone (541_ 991-0450.

2. James Hurst, President of Hurst Companies of Oregon, Inc., is personally licensed as a real estate broker in the State of California.

3. A copy of the restrictions for Fawn Ridge is available from the developer/builder.  Some items in the restrictions of primary interest are as follows:

A.  Homes, exclusive of garage areas, must contain 1,850 sq. ft. or more.  Split level or two level homes must contain 2,150 sq. ft. or more.

B.  Homes with RV garages-single level-square footage minimum is 1550 sq. ft.

C.  All homes must have some brick or stone work.

D.  All homes must have a photo cell light post at driveway.  Mail must be accepted in mutual mail boxes at approved locations.

E.  There is a Homeowners' Association, and dues shall be $390 per year.  Dues are to pay for street repair and other association items.

F.  Roofing materials shall be of tile or wood.  A 50-year rated composition roof will be allowed in Fawn Ridge East, or such other material as may be accepted by the Association's Architectural Review Committee (A.R.C.).

G.  All recreational vehicles, motor homes, dune buggies and boats shall be housed in an enclosure as part of the home, subject to A.R.C. approval of the enclosure.

H.  There shall be maintained a 10-foot easement if natural vegetation at the rear of all lots.  Vegetation may be cleared as necessary for the home, walks, driveways and garages.

4. Development fees of $2,300 will be charged by the city and included in cost of building permit.  Sewer connection fee is $175.   Due to a special arrangement between the Developers and the City, the Developers ran all sewer lines to each individual lot.

5. Fawn Ridge East will be Gated, and Developers shall run a six-foot chain link fence between the gates along Rhododendron and 150 feet easterly on the north and south boundary of Fawn Ridge East.  This is the extend to fencing to be installed.  Fawn Ridge West will be completely fenced.
